Warehouse to Office Conversion Project for Leading Security Company

Leeds-based Avanta UK successfully tendered for and completed a significant interior fit-out project in South Yorkshire for a leading security company. The client is a market-leading designer and manufacturer of innovative products and technologies that provide the global security industry with versatile, effective, and trusted integrations and systems into its security alarm portfolio.

Project Background

The project involved relocating staff from a leased premises in Doncaster to an owned warehouse in need of conversion in Hellaby, South Yorkshire. After a rigorous tender process, including several design meetings to refine the layout, Avanta UK was awarded the contract and acted as the principal contractor.

Project Details

The main focus was to create new open-plan offices to accommodate approximately 50 people in what was initially a cold, dark warehouse/factory environment.

Demolition and Strip Out Phase:

  • Demolishing breeze block workshops and offices at either end of the existing warehouse.
  • Stripping out brick-built toilets.
  • Asbestos Removal: During the demolition phase, asbestos was discovered. A certified third-party asbestos removal company was appointed to safely and effectively remove the asbestos.

First Fix Services:

  • Full electrical installation with upgraded circuit boards for all power and data needs.
  • Comprehensive plumbing works.
  • Installation of a new fresh air system.

Workspace Development:

  • Creation of offices, test / technician, and storage areas.
  • Refurbished toilets.

Final Touches:

  • Installation of partitions, including frameless glass and solid partitions.
  • Suspended ceiling with fire curtain.
  • New flooring, including Karndean, carpet tile, and anti-static epoxy resin.
  • Creation of a new glass frontage entrance to the building with security shutter.

The project was completed within the 16-week program.
