The Lawnswood House project involved a comprehensive office and laboratory fit-out tailored for Brenntag’s Food and Nutrition Division, creating an innovation and application center. The design needed to align with Brenntag’s brand identity and maintain continuity with the recent renovations at Alpha and Alexandra House. Project Highlights: • Civils and Groundworks: Added new services to the building. • Mechanical and Electrical Fit-Out: Included HVAC, additional distribution boards, single and triple-phase power, and data points. • Toilets & Washrooms: Designed, supplied, and installed, including DDA-compliant versions. • Staff Welfare Facilities: Provided lockers, changing rooms, washrooms, and tea points. • Partition Walls: Installed new stud and track partition walls to form test kitchens, laboratories, and breakout areas. This encluded whitewall cladding in hygiene areas. • Glass Partitioning: Full-height glass partitions with crittall glaze-inspired trims for offices, meeting rooms, and reception areas. • Kitchen / Laboratory Areas: Created a 3 bespoke kitchens for sweet, savory and client presentations, essential for developing food concepts and formulations. • Collaboration Room: A specific space to communicate with stakeholders both in person and around the world. • Flooring: Supplied and installed various flooring types, including Karndean in high traffic areas, duragrip vinyl in laboratories, and carpet tiles in offices. • Ceilings: Supplied and fitted suspended ceilings throughout the ground floor. • Reception Area: Featured an acoustic wall. • Office Furniture: Designed, supplied, and installed furniture consistent with previous Brenntag projects, ensuring interchangeability. Included desks and seating. • Shelving Systems: Supplied and installed. • Security: Fitted Paxton access on all doors. Avanta UK acted as Principal Contractor throughout. Principal Contractor Responsibilities: • Managed all health and safety aspects. • Provided temporary welfare facilities for multiple trades. • Maintained site management presence throughout the project. • Ensured site security with fencing and clear signage for deliveries. • Conducted day-to-day management, including weekly site meetings and progress reports with a dedicated project manager. • Coordinated multiple trades. The 16-week programme was completed on time and within budget.
